Scope of Responsibilities:

• Control the day-to-day property management responsibilities for retail centers located in Texas and other assigned regions
• Negotiate assignments, amendments, and occasionally renewals
• Administer rent payment provisions and oversee rent collections
• Diligent completion of internal reports such as, but not limited to delinquency reports and income and expense variance reports
• Oversee the preparation of all legal documents (lease assignments, amendments, etc.)
• Prepare and monitor operating budgets
• Review and approve billings and adjustments
• Coordinate and oversee routine construction, such as remodeling, repairs, and tenant finish out
• Represent Property Owners on legal issues including Unlawful Detainer actions and Small Claims
• Communication with Tenants, Vendors, and Property Owners
• Coordinate/Supervise vendors and maintenance personnel
• Establish intra-department relationships with accounting, leasing, asset management, and acquisitions/dispositions
• Visit local properties at least once a month and as needed
• Direct supervision of Assistant Property Manager as assigned
• Conduct property inspections on a regular basis

Qualifications:

• 3+ years of experience in Commercial Real Estate with an emphasis on retail properties
• Experience with Word, Excel, and Outlook is necessary
• Knowledge of MRI a plus
• Experience with National Retail tenants a plus
• Maintain Landlord and Tenant confidentiality
• Thorough understanding of how commercial retail buildings work from an operational point of view
• Knowledge of Landlord/Tenant laws
• Willingness to take initiative and complete projects independently with minimal supervision and meet deadlines
