Job Details

Prepare conceptual, preliminary and final construction budgets based on preliminary conceptual site plans, tenant and building type historical cost information, tenant(s) scope of work letters, building as-built plans, project location/local RS Means cost factors in various national markets, internal SF estimates and quantity take-offs, preliminary interviews/discussions with general contractors, interim and final plans and specifications, geotechnical, environmental, and other “consultant” reports.
Prepare project specific requests for proposal and issue to qualified bidders for the submission of proposals for the various work to be performed, including review and analyze contractor proposals to allow for true, accurate and equal comparisons of cost of work, as well as finalize cost comparisons and initiate contract issuance/negotiation process
Review preliminary plans and specifications and subsequent issues to determine if such reflect the scope of work intended by any agreed upon scope of work letters and/or meets the requirements of the development.
Assist with maintaining historical budgets, including actively maintaining in conjunction with the construction manager actual construction costs.
Assist with maintaining the contractor/vendor library, including actively soliciting, qualifying and documenting in multiple markets where InSite has or intends to develop property.

Bachelor’s degree in construction management
3-5 years of experience in construction estimating, including a minimum of 2 years of construction management experience i.e., PM, Project Engineer, Supt.
Experience working for a commercial design-build general contractor is a plus
LEED AP, or LEED AP candidate is a plus
Must be decisive and work well under pressure
Strong ability to concurrently manage multiple construction projects across various markets
Understanding of engineering, architectural, and other construction drawings is required
Familiarity with computers and software programs for job costing, online collaboration, scheduling, and estimating is required. Must be proficient in MS Office and MS Project
Strong negotiation, problem-solving, and conflict resolution skills required
