Summary Description
This position supports my client's major growth in the Southeast Pennsylvania and Southern NJ. The Project Manager is responsible for coordinating all aspects in the process from developing the scope of work to the final close out the project. The work will be completed by the in-house tradesmen, Sub-Contractors, GCs, and Construction managers as needed. The projects range from Tenant improvement, full interior rebuilds, exterior clean ups to major renovations of industrial and commercial locations up to 450,000 square feet.

Project Management
· Leads, directs, and coordinates the day-to-day management of the project.
· Working with superintendents (internal and external) and architects/engineers on design issues
· Job cost estimate familiarity
· Developing project schedule
· Material/equipment procurement
· Coordination with Vice President of Construction regarding manpower/resources
· Assist in securing all applicable permits
· Direct architects, contractors, and consultants, through project completion, to ensure compliance with the approved budget and schedule.
· Monitor contractor performance.
Project Administration and Accounting
· Review and approve contractor application for payments as well as selected consultant invoices for processing that are consistent with the approved project budget or subsequent change orders
· Project quantity/progress tracking
· Issue change order logs for senior management review and approval
· Interface with permit plans reviewers and inspectors
· Administer punch list and project close-out activities, including acceptance and completion of project

Qualities of an Exceptional Candidate:
· Bachelor’s Degree a plus
· Basic/General knowledge of construction principles/practices is required.
· Excellent problem-solving skills, with an adaptable and flexible style in working with all types of individuals and tenants.
· Energetic and highly motivated with a strong sense of urgency.
· Highly entrepreneurial and self-motivated, with the ability to work equally well on my own as well as in a team environment.
· Ability to walk the job site, climb ladders, and multi-floor scaffolding.
