Maintenance Technician

HVAC & Equipment details:

• Following the "Facility Guidelines" on a daily, weekly, and monthly basis, the maintenance technician is responsible for monitoring mechanical systems and reporting equipment malfunctions to the Manager.
• Respond to emergency situations pertaining to equipment for the purpose of resolving immediate concerns and reports those issues to the Maintenance Manager.
• Respond to crisis situations following the Building Facilities Plan, and takes on the role delegated to facilities as part of the "Building Management Team"
• On a daily basis, takes the lead in monitoring mechanical and life safety systems - (fire, sprinkler, generator) and mechanical rooms / systems, report to the Manager or in his absence the Building Manager any issues with those systems. This position is responsible in ensuring that all issues are followed up on and resolved.
• Familiarity with all of the equipment in the building and know how to respond in a crisis.
• During off duty hours responds to calls from the Manager or security personnel in a timely manner
• Must be able to assess problems in the case of systems failures or malfunctions and react appropriately.

BUILDING AND GROUNDS:

• General repair capabilities including, but not limited to; painting, carpentry, basic electrical projects
• Maintain a high standard of safety, cleanliness, and efficiency in all maintenance and repair projects.
• Work overtime when emergencies arise.
• Observe Building policies at all times.
• Other duties as assigned.

Special Requirements and Work Environment:

• Must be proficient in English, must possess a Mass.
• Drivers License, and must have reliable transportation. Required to be on-call 24 hrs. for emergency situations, and work overtime if necessary. Position requires ability to move in a timely fashion to all parts of the building and its grounds. Ability to lift heavy objects, operate hand and power tools, and work with building mechanical systems in performing maintenance trouble-shooting, and repair activities.

Important knowledge, skills, and experience:

• Requires both theoretical knowledge and practical experience in the elements of building and plant operation such as HVAC, electrical systems, and plumbing. Requires the ability to communicate clearly with service contractors. Requires the ability to diagnose, repair, and operate systems providing for the regular maintenance and monitoring of the building.
