Job Details
As a Construction Project Coordinator/Assistant Project Manager, you will be responsible for the following:
(In office and some travel required)
Preconstruction Phase:
Work closely with the Director of Field Operations and Project Manager to understand project goals and initial scope defined by the Owners.
Collaborate with the Estimator and Operations team to review project estimates and schedules.
Evaluate value engineering options and alternative solutions.
Review subcontractor proposals, scopes, and timelines.
Coordinate the creation of Owner Contracts and manage the Contract process with the Owner.
Complete the Job Set Up Sheet for each project.
Identify permitting requirements and maintain a log for compliance.
Prepare all necessary project-related documents.
Utilize insights from past projects for continuous improvement in the preconstruction phase.
Operations Phase:
Ensure that subcontractor and vendor scopes are accurately integrated into relevant forms.
Assist in updating the project schedule on a weekly basis and ensure effective utilization by superintendents.
Collaborate in developing a recovery plan if a project falls behind schedule.
Monitor projects to stay within budget and on schedule.
Prepare monthly status reports for review.
Handle Owner Change Orders and Subcontractor Change Orders.
Conduct thorough reviews of subcontractors' pay apps and invoices before entering them into the Accounting System.
Conduct monthly visits to job sites with the Project Manager to assess safety, schedule adherence, and quality with the superintendents.
Ensure timely project close-out.
Oversee billings and collections to align with contract terms.
Ensure timely and accurate preparation of project turnover packages and commissioning.
Project Close Out:
Confirm all warranties have been submitted according to contract documents.
Ensure projects have obtained a Certificate of Occupancy and distribute it to the Owner.
Compile and submit all close-out files to the Owner.
Qualifications And Attributes:
Possess at least 4 years of construction management experience on commercial projects.
Proficient in using MS Office Suite.
Display strong motivational skills to encourage positive outcomes among workers and peers.
Thrive in a high-level professional environment.
Demonstrate effective leadership and persuasion skills to guide individuals or groups in accomplishing tasks.
