We are seeking a dynamic and experienced Property Manager to join our team on a permanent basis. The successful candidate will be responsible for overseeing and managing all aspects of our multifamily and apartment communities. This role requires a strategic thinker with strong leadership skills, a hands-on approach, and the ability to effectively manage and develop relationships within the community.
Responsibilities:
1. Oversee all aspects of the daily operations of the property, including maintenance, lease administration, and tenant relations.
2. Develop and manage annual budgets, including determining the necessary capital improvements for the property.
3. Conduct regular property inspections to ensure the highest standards are maintained.
4. Manage the leasing process, from showing available units to executing lease agreements.
5. Handle tenant inquiries, complaints, and service requests promptly and professionally.
6. Ensure compliance with all local, state, and federal regulations related to property management.
7. Develop and implement marketing strategies to attract new tenants and retain existing ones.
8. Foster a positive, active and collaborative relationship with residents, communities, and associated agencies.
9. Enhance the value of the property by managing the maintenance staff, overseeing repairs, and ensuring the attractiveness of the property.
10. Prepare regular reports on the status of the property, occupancy rates, renewal rates, and rent collection.
Qualifications:
1. A minimum of 5 years of experience in property management, specifically with multifamily and apartment communities.
2. Proven experience in lease administration, community management, and unit management.
3. Strong understanding of property management laws and regulations.
4. Exceptional leadership, organizational, and communication skills.
5. Ability to manage multiple priorities and deadlines in a fast-paced environment.
6. Proficient in property management software.
7. Excellent problem-solving skills with a focus on customer service.
8. Bachelor's degree in business administration, real estate, or a related field is preferred.
9. Certified Property Manager (CPM) or similar certification would be considered an asset.
10. Strong financial acumen with experience in budgeting and financial reporting.
