Position Summary
The Asset Manager will play a hands-on role in executing property-level initiatives across industrial and retail portfolio. Reporting directly to the CEO and CIO, this role is ideal for someone with strong operational instincts and a desire to grow into a Director of Asset Management within 3–5 years.

This position is focused on execution, not strategy. The Asset Manager will coordinate with third-party site and facilities management companies, level vendor bids, and drive consistent standards across the portfolio. The role is centered on turning capital projects and general maintenance into programmatic execution—structuring and phasing work such as exterior painting, parking lot resurfacing, and roofing into repeatable, trackable schedules that ensure consistency, quality, and accountability.

Key Responsibilities
  • Interface with third-party site and facilities management companies to ensure consistent execution of property-level work.
  • Level vendor bids and make recommendations based on scope, pricing, and quality.
  • Drive and enforce property standards across the portfolio.
  • Organize and phase exterior capital projects (e.g., painting, parking lots, roofing) with clear schedules and timelines.
  • Oversee general contractors completing tenant improvements (TIs) and white boxing projects.
  • Review and process pay applications from general contractors to ensure accuracy and compliance with contract terms.
  • Travel regularly to properties in Florida, Georgia, New York, and New Jersey to oversee work and ensure quality.
  • Maintain detailed records of project progress, timelines, and vendor performance.
  • Collaborate with internal teams to ensure alignment with broader operational goals.
  • Support the transition of the role to include leasing strategy, including selecting leasing brokers, understanding submarkets, and developing leasing assumptions.
  • Embody and promote company's core values in all aspects of the role.

Required Qualifications:
  • Bachelor's Degree
  • 3+ years commercial real estate experience
  • Experience with retail and industrial properties and tenants
  • Ability to manage 3rd party vendors
  • Reporting expertise
  • Comfortable with 25% travel
  • Real Estate Software knowledge

Preferred Qualifications:
  • MRI
  • CPM / RPA / CCIM certifications
