The Property Manager is responsible for overseeing leasing operations, maintenance, and overall performance across a diverse real estate portfolio including industrial, multi-family, single-family, retail, and office assets. The goal is to maximize occupancy, returns, and tenant satisfaction.

- Establish and enforce policies, guidelines, and procedures for leasing and maintaining properties.
- Lead leasing strategy, including negotiating rental agreements to balance maximum rents with tenant longevity and occupancy.
- Set measurable maintenance and property condition standards for each property class and inspect regularly to ensure compliance.
- Vendor and Property Manager Oversight: Oversee onsite property managers and vendors, including third-party service providers. Evaluate, negotiate, and manage vendor contracts based on quality, cost, and service reliability.
- Coordinate construction projects such as tenant improvements and renovations in partnership with the construction manager to ensure completion on time and within budget.
- Address property issues through internal management or external resources as appropriate.
- Mitigate risk by procuring and maintaining optimal property and casualty insurance policies and monitor tenant compliance with required policies.
- Financial Management: Develop capital plans and operating budgets for repair and renovation projects. Project income and expenses based on market comparables and track actual performance against budget.
- Lease Administration: Perform lease abstracts, administer lease documents, reconcile CAM charges, and manage renewals and fee schedules.
- Market Monitoring: Monitor market conditions to ensure rental rates remain competitive.
- Stakeholder Communication: Maintain and manage relationships with key stakeholders, reporting on portfolio performance.
- Perform additional tasks and projects aligned with the role and candidate's background as needed.
Required Qualifications:
- Minimum of 5 years proven experience in asset/property management across relevant asset classes.
- Strong interpersonal and communication skills.
- Demonstrated leadership and ability to build results-driven teams.
- Strategic thinker with strong problem-solving and creative capabilities.
- Sound judgment and decision-making ability supported by timely and accurate analysis.
- High integrity, dependability, and a strong sense of urgency.
- Proficient in Microsoft Office (Word, Excel, PowerPoint) and familiar with property management systems.
