Job Details

Oversee, monitor, and facilitate engineering operations for existing assets, new development, and acquisition projects in the regional portfolio. Provide the technical and operational oversight, expertise and training required for a best-in-class life science operation.

Building Operations
  • Oversee management of engineering operations at existing assets and new development projects to ensure consistency of performance, including operations plans, standard operating procedures (SOP), emergency response and safety protocols.
  • Lead, support and develop high performance teams.
  • Manage drawing review process for ground up development, asset repositioning and tenant alteration processes.
  • Accountable for compliance with internal and external policies, procedures and requirements including but not limited to Arc Flash, NFPA-92 and ASHRAE 188 Water Management Plans.
  • Manage the proficient operation of assets to certify all systems are maintained in first class condition. Building systems to include and not be limited to: HVAC, electrical, plumbing, elevator, energy management, fire alarm, PH neutralization systems and associated life science support equipment.
  • Oversee engineering operating budgets.
  • Procure and evaluate bid proposals for service contracts e.g. life safety, electrical and mechanical services.
  • Liaise with engineering labor contractor to coordinate all engineering related services; coordinate staffing requirements and recruiting efforts that align with delivery of new product; develop staffing plan for 24/7 coverage.
  • Manage engineering related functions from design input, construction, commissioning and transition from construction to operations.
  • Assist with company acquisitions by conducting building conditions assessments and developing operating budgets and capital plans.
  • Manage Angus Anywhere preventative maintenance, loss control and service call programs; manage work productivity through service call and preventive maintenance program reporting.
  • Ensure contracted maintenance, repair and/or construction activities conform to established building policies and standards.
  • Conduct periodic building inspection and audits to confirm compliance with operations and maintenance programs including service call programs, preventative maintenance, loss prevention activities, safety training, hazardous materials, OSHA compliance, water treatment and record keeping.

Supervisory
  • Provide direction in managing the engineering staff through hiring, performance management and annual performance review and compensation process for assigned engineering staff.

Region/Building Specific Functions:
  • Perform other duties as assigned.

Requirements and Qualifications:
  • High School Diploma or equivalent educational certification required.
  • Accredited technical school, military or college certification in HVAC or Operating Engineering Technologies preferred.
  • A minimum of 8-10 years of progressively responsible experience in the engineering, construction, and operations of class A commercial office buildings; experience with life science properties preferred.
  • Knowledgeable in applicable codes and standards at local, state and federal levels for life science operations; develop working relationships with both internal and external resources to assist with code review and interpretation
  • Massachusetts Grade 2 Wastewater license preferred.
  • Certified Energy Manager (CEM) preferred.
  • RPA Real Property Administrator (RPA) preferred.
  • Operating and/or Steam Engineering license preferred.
  • Knowledgeable in OSHA and National/Local Building Codes.
  • Excellent mechanical aptitude and a demonstrated proficiency in the operation, and maintenance of electrical and mechanical systems
