We are actively seeking a dynamic and experienced Construction Manager to join our team as an Owner's Representative. This is a unique opportunity to play a pivotal role in the development of affordable housing projects. The successful candidate will be responsible for overseeing all phases of our construction projects from inception to completion, ensuring they are executed within budget and timeline. This position requires a deep understanding of the construction industry, specifically in affordable housing development. You will be our eyes and ears on the ground, liaising between our company and the various construction teams, providing critical oversight, and ensuring the highest quality of work.

Responsibilities:
As a Permanent Construction Manager - Owner's Representative, you will be expected to:

1. Oversee all aspects of construction project management, including project planning, budgeting, and identification of resources needed.
2. Develop the project scope, project schedule, and project cost estimates, and monitor the project's progress.
3. Coordinate and direct construction workers and subcontractors, ensuring they adhere to quality standards, building codes, and safety regulations.
4. Review work progress daily, troubleshoot potential problems and implement solutions.
5. Act as the main point of contact for on-site managers, clients, architects, and other project stakeholders.
6. Ensure project documents, contracts, and drawings are complete, current, and stored appropriately.
7. Prepare internal and external reports pertaining to job status, and present them to stakeholders.
8. Perform risk management to minimize project risks.
9. Evaluate and manage the relationship with contractors and subcontractors, ensuring their performance meets the project's requirements.

Qualifications:
To be considered for this role, you must have:

1. A minimum of 5 years of experience in construction management, with a strong focus on affordable housing development.
2. A Bachelor's degree in construction management, architecture, engineering, or related field.
3. Proven track record of managing and delivering high-quality affordable housing projects on time and within budget.
4. Exceptional knowledge of building products, construction details, relevant rules, regulations, quality standards, and building codes.
5. Excellent communication and negotiation skills.
6. Strong leadership and project management abilities.
7. Proficiency in construction management software.
8. Ability to plan and see the “big picture”, with excellent problem-solving skills.
9. A professional certification in project management or a related field would be an asset.
