Role Overview:
We are seeking a high-caliber Director of Leasing to lead the leasing department for a specialized NYC residential portfolio. This is a "player-coach" role requiring a rare blend of deep technical expertise in NYC Rent Regulation and a proven track record of driving occupancy and revenue growth. The ideal candidate will bridge the gap between back-office compliance (DHCR, Section 8, Yardi) and front-end sales strategy to maximize portfolio performance.

Job Details
Key Responsibilities
1. Portfolio Performance & Strategy
Drive Occupancy: Execute strategies to maintain a 95%+ occupancy rate across a 3,000-unit portfolio.
Revenue Growth: Conduct monthly market comp analyses to optimize rent rates for market units and justify maximum legal increases for stabilized inventory.
Lease-Up Management: Oversee the lifecycle of vacant units, coordinating with outside brokerage teams and internal staff to minimize "Days-on-Market."
Special Projects: Spearhead portfolio audits, software migrations (Yardi), and workflow improvements to increase departmental efficiency.
2. NYC Compliance & Lease Administration
Rent Stabilization Expert: Act as the final technical check on all lease packages, ensuring strict adherence to HSTPA 2019, including preferential rent rules and RGB increases.
Subsidy Coordination: Direct all Section 8 and third-party subsidy (HPD/NYCHA) workflows, including RFTA submissions, lease-ups, and HQS inspection coordination.
In-House Renewals: Manage a high-volume internal renewal process, ensuring all offers are sent within the 90-150 day legal window.
DHCR Management: Oversee annual rent registrations and maintain meticulous apartment files to mitigate overcharge risks.
3. Leadership & Operations
Team Management: Lead, mentor, and hold accountable a team of leasing agents and coordinators.
Yardi Mastery: Serve as the "Power User" for Yardi Voyager/RentCafe, leveraging data to report on KPIs such as lead-to-lease conversion and delinquency.
Vendor Oversight: Manage relationships and performance metrics for external brokers and marketing platforms (StreetEasy, etc.).
Required Qualifications
Experience: Minimum 5+ years of NYC residential leasing experience, with at least 2 years in a managerial or Director-level capacity.
Technical Knowledge: Mastery of NYC Rent Stabilization laws and DHCR processes is non-negotiable.
Subsidy Expertise: Proven experience as a Section 8 Coordinator or managing large-scale voucher portfolios.
Systems: Advanced proficiency in Yardi Voyager and RentCafe.
Education: Bachelor’s Degree preferred; NYC Real Estate Salesperson License required.
Key Performance Indicators (KPIs)
Portfolio Occupancy: Maintenance of 95% or higher.
Renewal Retention: Achievement of 60%+ retention rate through proactive tenant relations.
Administrative Accuracy: Zero "fail" audits on lease packages or DHCR registrations.
Velocity: Reduction of average vacancy turn-time by 15% within the first year.
