Job Details

The Director will report to the VP of Construction. The optimal candidate will have experience with all phases of preconstruction including, but not limited to, planning, demo and inspections.

Duties:
  • Manage all aspects of preconstruction
  • Develop and implement policies and procedures that ensure performance, scalability, and accountability throughout the entire preconstruction process
  • Oversee and direct the work of purchasing, estimation, inspections and vendor selection/onboarding
  • Oversee all inspections to insure they are done accurately and in a timely manner
  • Leads estimating team to prepare bids
  • Develop and maintain scopes of work for each trade to be included as part of the contract documents
  • Conduct pre-construction meetings to review scopes of work and create a timeline and a budget for projects; assist in monthly budget reviews; assist in the validation of materials deployment
  • Work with key suppliers and subcontractors to ensure supply chains are effective and projects are completed on schedule and within budget
  • Analyze bids for completeness and accuracy; prepare bid comparison and review with management team; assist in selection of preferred bidder based on competitiveness and ability to fulfill contract requirements
  • Assists with bid document control by documenting, organizing and archiving all information relating to the estimate for successful transfer to the project teams
  • Build and maintain relationships with customers
  • Leads a team including mentoring and coaching direct and indirect reports

Qualifications:
  • Living in and having previous work experience in LA county required
  • Bachelor’s degree in Engineering, Construction Management or other related field preferred
  • Strong leadership skills
  • Strong technology orientation and construction / project management systems
  • Minimum 6 years of progressive experience in single family and/or multi-family wood frame construction both vertical and horizontal
  • Ability to empower team members and drive execution
  • Strong communication skills with the ability to communicate to varied audiences
  • Understanding of compensation models, market conditions, business trends and internal historical information to develop win strategies
  • Physical requirements: ability to supervise residential construction job sites, operating of equipment, moving/placing heavy objects, driving to various worksites, assisting with work in the warehouse when appropriate, etc.
