Job Summary:

We are looking for a dynamic Director/VP of Project Management - Tenant Improvement to join our team. This person will be responsible for overseeing and directing all aspects of Tenant Improvement (TI) projects within the company's portfolio, which include; Freestanding Buildings, Traditional Malls, Outlet Centers, Strip Centers, Single/Multi-Story Office Buildings, Municipal Buildings. This role requires strong leadership, operational excellence, and a focus on successfully delivering projects on time, within scope, and on budget, while fostering strong client relationships.

Key Responsibilities:

Project Leadership and Oversight: Oversee TI project delivery from start to finish, including preconstruction, scheduling, budgeting, vendor management, and quality control. Monitor project timelines and costs, manage and mitigate risks, and ensure compliance with building codes and safety standards.

Team and Subcontractor/Vendor Management: Lead project teams, including project managers, superintendents, subcontractors, and vendors. Foster a high-performance culture and maintain a network of reliable vendors and subcontractors.

Business Development and Client Relations: Identify new business opportunities and build and maintain strong relationships with clients and other stakeholders. Lead proposal efforts to secure new projects.

Strategic Market Leadership: Develop and execute market-specific strategies, analyze market trends, and contribute to the construction team's strategy. Develop and implement project delivery business structures and fee strategies.

Financial Management: Manage project budgets, track expenses, and ensure cost efficiency. Oversee payment applications, financial closeout, and manage project financials to ensure profitability.

Project Closeout: Monitor the creation of punch lists and coordinate timely completion. Coordinate the receipt of final documentation and complete financial closeout of accounts.

Qualifications:

  • Bachelor's degree in a relevant field (required).
  • Experience in commercial construction, with a focus on tenant improvement projects, and experience in a leadership role managing people and business development.
  • Proven track record of building and maintaining client relationships.
  • Strong understanding of construction contracts, project financials, and best practices.
  • Proficiency in relevant project management software.

  • Excellent leadership, communication, and organizational skills.
  • Ability to manage multiple projects simultaneously.
  • Detail-oriented with strong problem-solving abilities.
  • Ability to work effectively under pressure and meet tight deadlines.
  • Knowledge of local building codes, regulations, and safety standards.
