We are seeking a passionate, driven, and experienced Permanent Lead Construction Estimator to join our dynamic team. This role will focus on multifamily projects in the construction industry. You will be responsible for managing all aspects of the estimating process, including budgeting, project estimation, trade scope definitions, construction sequencing, and procurement. The ideal candidate will have a strong understanding of construction software such as Bluebeam, Planswift, and Procore, and have significant experience managing bids and scopes. Responsibilities:

  • Lead the estimating process for multifamily construction projects from start to finish, ensuring accuracy and timeliness.
  • Develop comprehensive, detailed project budgets and cost models.
  • Define trade scope and construction sequencing, coordinating with project managers and other team members to ensure alignment with project objectives.
  • Utilize construction software tools such as Bluebeam, Planswift, and Procore to enhance efficiency and accuracy in the estimation process.
  • Manage the bidding process, including soliciting bids, reviewing and comparing bids, and managing scopes.
  • Oversee procurement activities, coordinating with suppliers and subcontractors to ensure materials and services are secured in a timely and cost-effective manner.
  • Collaborate with internal teams and external stakeholders to ensure project requirements are met and potential challenges are proactively addressed.
  • Continually monitor industry trends and pricing to ensure our estimates remain competitive and realistic.
  • Prepare ROMs (Rough Order of Magnitude estimates) to support early-phase budgeting and project strategy.

  • Collaborate with project teams and leadership to ensure accurate scope alignment and value-driven results.

  • Participate in bid leveling, identifying scope gaps and overlaps across trade bids to ensure clarity and coverage.

  • Assist with buyout and subcontractor negotiations through the preconstruction phase, contributing to a smooth project handoff and execution.

  • Develop and maintain pricing databases, historical cost benchmarks, and subcontractor relationships.

  • Work cross-functionally with operations, field teams, and vendors to support seamless project transitions from concept to construction.

Qualifications:

  • Bachelor's degree in Construction Management, Engineering, or a related field.
  • Minimum of 5 years of experience in construction estimating, with a focus on multifamily projects.
  • Proficiency in construction software tools such as Bluebeam, Planswift, and Procore.
  • Strong knowledge of construction processes, materials, and legal requirements.
  • Excellent skills in budgeting, project estimation, trade scope definitions, and construction sequencing.
  • Proven experience in managing bids and scopes.
  • Demonstrated ability in procurement, with a strong network of supplier and subcontractor contacts.
  • Exceptional communication and interpersonal skills, with the ability to collaborate effectively with a diverse range of stakeholders.
  • Strong analytical and problem-solving skills, with a keen eye for detail.
  • Ability to work under pressure and meet tight deadlines, while maintaining a high standard of work.
  • Commitment to continuous learning and professional development in the construction industry.
