Job Details
The Project Manager (PM) is the project team leader responsible for planning, execution, delivery, close out and the overall success of a specific project(s). The PM is responsible for coordinating and managing the construction process from start through close-out. The PM works with the development and asset management teams to assist design efforts and ensure quality and delivery aligns with overall expectations. The PM reports to the VP of Construction. The following is a general outline of the responsibilities of the Project Manager:
Job Duties and Responsibilities
Play an active role in the pre-construction phase of a project such as participating in design meetings, preparing cost estimates and project schedules, and developing contract documents.
Provide supervisory support to field management by assisting the superintendent to ensure project is successful.
Evaluate field staff performance for the duration of the project.
Organize and execute the contracting and buyout phase of the project.
Ensure successful workflow and scheduling of project by preparing master project schedule, reviewing daily reports from superintendent, attending weekly subcontractor meetings, and ensuring all materials are procured well in advance of the time needed.
Ensure code compliance by monitoring all materials test reports, scheduling 3rd party inspectors, and monitoring permit and inspection notebook.
Maintain quality control by continually inspecting all work, ensuring timely review and approval of shop drawings by architects and engineers, and engaging design consultants for onsite inspections and punch lists.
Manage material control by monitoring material delivery and coordinating placement of materials, rejecting incorrect or defective items and expediting replacement orders, and ensuring that materials are being used where and how intended.
Oversee cost control by managing materials using our best practices, reviewing sub change order requests, and thoroughly reviewing all monthly payment requests.
Ensure safety of job site and field staff by inspecting site visits, work practices, tools and equipment, fall protection, scaffolds, and safety devices. Follow and implement company guidelines during OSHA visits.
Manage cleanliness and waste management by developing and promoting good housekeeping practices everywhere on the job. Assist the superintendents with implementation and enforcing of cleaning assignments with the trades.
Ensure site security by implementing project specific security program to ensure protection of project and assets.
Manage erosion control monitoring by filing NOI and Not for compliance with all regulatory bodies as part of the SWPPP.
Manage administrative duties such as scheduling and hosting monthly onsite meeting with development to review project status and create weekly schedule updates.
Manage contractor and subcontractor draws
Ensure a successful post-construction process by preparing close out books containing final project documentation, and work with property management representatives and subs/vendors to resolve all remaining items.
Qualifications
4-year degree in construction, engineering, or related field
3-5 years of managing multifamily construction projects from start to finish
2+ years supervisory experience
Ability to work in office and construction environment
Knowledge and Skills
Communication skills both verbal and written
Highly organized and detail oriented
Self-motivated, proactive team player
Ability to meet deadlines
Experience with computer programs including MS Office; ability to learn programs as needed
