A property accountant in real estate is responsible for overseeing the financial operations of one or more properties, including rent collection, budgeting, and financial reporting. Their key duties and responsibilities include:

  • Maintaining financial records: Recording transactions, preparing invoices, and reconciling accounts.
  • Rent collection: Overseeing the collection of rent from tenants and ensuring that it is properly accounted for in the financial records.
  • Budgeting and forecasting: Developing budgets for each property and regularly updating them, monitoring cash flow, and preparing forecasts.
  • Financial reporting: Preparing and distributing financial reports, including income statements, balance sheets, and cash flow statements, to stakeholders.
  • Tax compliance: Ensuring that all properties are in compliance with relevant tax laws and regulations.
  • Cost control: Monitoring expenses and identifying areas where cost savings can be made.
  • Lease administration: Ensuring that all leases are properly executed and maintained, and that the terms of each lease are being followed.
  • Vendor management: Overseeing the management of contractors and vendors, ensuring that services are provided as agreed and that invoices are paid on time.
