The successful candidate will be responsible for the direct management oversight of assigned commercial/residential properties with a focus on tenant relations, budget management, operations management, and project management. Responsibilities:
Qualifications:
- Oversee all aspects of the day-to-day management of commercial/residential properties; including tenant relations, maintenance, and repair, security, janitorial services, landscaping, snow removal, etc.
- Handle tenant relations with a focus on high customer satisfaction and retention.
- Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, and best management practices.
- Review and approve all property purchasing, contracted services, and invoice for both accuracy and correct expense coding.
- Supervise on-site staff, including hiring, training, and managing performance.
- Prepare and manage annual budgets by forecasting requirements and analyzing variances, data, and trends.
- Collaborate with financial teams to develop operating budgets and make recommendations to improve efficiency and reduce costs.
- Ensure properties are up to date with licenses, inspections, and legal requirements.
- Implement preventive property maintenance policies and oversee various repair and renovation projects.
- Participate in negotiation of lease renewals.
- Manage and control expenditure within agreed budgets.
- Coordinate with legal professionals to prepare and update lease agreements.
- Ensure compliance with all health and safety regulations.
Qualifications:
- Proven work experience as a Property Manager for Class A properties.
- Fully understanding property management and its financial aspects.
- Competency in MS Office and relevant databases and software.
- Customer focus and bottom-line orientation.
- Interpersonal savvy with strong communication and presentation skills.
- Well organized with excellent time management skills.
- BS degree in related field.
- Valid real estate agent/broker license.
- Proven ability to manage all aspects of a high-end, commercial/residential property portfolio including tenant relations, budget management, operations management, and project management.
- Minimum 5 years of experience in a similar role.
- Strong knowledge of financial principles and practices.
- Ability to work independently and handle multiple projects.
- Excellent problem-solving, leadership, and negotiation skills.
- Solid understanding of health and safety regulations.
- Exceptional communication and customer service skills.
- Proficiency in Microsoft Office Suite and property management software.
- Ability to work flexible hours, including nights and weekends.
