Job Details

  • Prepare estimates with the proper level of detail for all design stages:
o Conceptual, Schematic Design, Design Development and Construction Documents.
  • Create subcontractor bidders list for the solicitation process with SmartBid or other solicitation programs as may be utilized.
  • Write the specific and general instructions to bidders and required bid forms.
  • Compile and writes a scope of work checklist for each trade during the bid process.
  • Review subcontractor and supplier bids for conformity to plans and specifications.
  • Research construction documents and analyze specifications to determine estimated costs.
  • Work with the operations team throughout the preconstruction process in reviewing plans and specifications for constructability issues and determining general requirements on the project.
  • Read and study bid package documents to ensure compliance and ensure that all bids are prepared consistently with those documents (instructions to bidders, plans, specifications, etc.).
  • Manage and track multiple preconstruction projects at once.
  • Review design documents for proper information to receive accurate pricing from subcontractors and suppliers, generates acceptable value engineering ideas, and prepares life-cycle costing.
  • Prepare quantity take-offs and estimates costs of materials, labor, and use of equipment required.
  • Participate in turnover meetings from preconstruction department to operations department.
  • Assist the operations team in planning procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction.
  • Assist with preparation of RFP responses and presentations.
Educational, Skills, and Experience Requirements
  • Four (4) year postsecondary degree in a related field (building science, construction management, civil engineering, etc.) required. Relevant work experience will be considered in lieu of degree/certification.
  • At least five (5) years’ estimating experience preferred.
  • Ability to read and understand contracts and engineering and architectural drawings and specifications.
  • Strong analytical skills
  • Demonstrated ability in these areas: interpersonal skills; computer skills; ability to communicate effectively with individuals at all levels of the project, both written and oral.
  • Proficiency with MS Excel, MS Word, iSqFt, SmartBid, On-Screen Takeoff


Working Conditions
Physical requirements include the following:
  • General work environment – sitting for long periods, standing, walking, typing, carrying, pushing, bending. Work is conducted primarily indoors with varying environmental conditions such as fluorescent lighting and air conditioning
  • Noise level is usually low to medium
  • Occasional lifting/moving of up to 30 lbs.
  • Regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear.
  • Hearing and speaking ability sufficient to carry on a conversation with another individual (or groups of individuals) in person and over the telephone.
