Job Details
Currently they are looking to add a Superintendent with extensive tenant improvement experience in the Bay Area for their San Jose market.
Responsibilities:
Prepare daily Reports on a daily basis; Project Logistics Plan(s); Hoisting and Rigging plans in conjunction with Subcontractor(s); Security and Risk mitigation plans; etc.
Chair Weekly Subcontractor Coordination Meetings.
Chair Weekly Safety Meeting and ensures safety compliance on project.
Prepare Requests for Information (RFI) as required for processing by Project Engineer, throughout project construction.
Ensure city inspections are coordinated to comply with project requirements and project schedule.
Ensure special inspections are coordinated to comply with project requirements and project schedule.
Monitor and enforce compliance with project General Conditions’ costs for Supervision, clean-up, labor assist and general requirements.
Monitor construction compliance with Construction Documents.
Manage the field personnel and all site activities to comply with project schedule through project completion.
Manage Quality Assurance Program on site to ensure subcontractors maintain the expected highest quality of workmanship.
Maintain a safe working environment and rectify job site hazards, ensuring compliance with safety policies by all teammates and subcontractors.
Ensure expeditious close-out of project Punch List.
Ensure expeditious close-out and sing-off of all Permit Cards.
Maintains positive relationships with Client, Landlords, Property Managers, Building Engineers, Subcontractors, Suppliers and Teammates.
Participates in bid job walks, Client interviews, bid strategy meetings, proposal input, Weekly Owner Architect Customer Meetings (OAC Meetings).
Exercises independent judgment related to day-to-day site administration of projects.
Mentor Assistant Superintendents, Assistant Project Managers, Project Engineers, and Project Administrators.
Qualifications:
10+ years working in commercial construction with a focus on tenant improvement construction.
10+ years of experience working in the Bay Area.
Covid-19 safety knowledge
Working knowledge of Procore, Microsoft Office and Microsoft Project.
Excellent organization skills and strong interpersonal skills to work with a varied and diverse team
Must be able to provide references that support your leadership and ability to build strong relationships
Must comply with the company policy of having a current valid driver’s license and OSHA 30 Certification
Strong project scheduling and Project Logistic planning skillsets.
Thorough understanding of architectural, structural, plumbing, mechanical, electrical, fire life safety, and fire protection systems associated with construction activities.
Excellent written and communication skills.
Ability to work in a team-oriented organization.
