Job Details:
We are looking for a dynamic and detail-oriented Tract Home Superintendent to join our growing team. The ideal candidate will be responsible for managing all on-site construction activities for our tract home projects, ensuring that each project is completed on time, within budget, and to the highest quality standards. This position will require a high level of coordination with subcontractors, trades, and management teams, as well as meticulous planning and scheduling.

Responsibilities:
  • Oversee all stages of project life cycle, managing project development from initiation to closure.
  • Plan, schedule, and coordinate all construction activities on the site, ensuring that all work is carried out according to the project plan and quality standards.
  • Manage site preparation, including lot layout and materials procurement.
  • Coordinate and supervise the work of subcontractors and trades, ensuring that all work is carried out according to project specifications and quality standards.
  • Monitor project progress and make adjustments as needed to ensure that the project is completed on time and within budget.
  • Conduct regular site inspections to ensure that all work is being carried out according to safety and quality standards.
  • Negotiate contracts with subcontractors and suppliers, ensuring that all work is carried out at the best possible cost.
  • Maintain clear and effective communication with all project stakeholders, including management, subcontractors, and trades.
  • Handle any issues or problems that arise on the site, making decisions to resolve them in the best interest of the project and the company.

Qualifications:
  • Minimum 5+ years of experience as a Tract Home Superintendent or similar role in the construction industry.
  • Proven experience with tract homes, planning, scheduling, site preparation, subcontractor management, trades, budgeting, quality management, safety, quality standards, lot layout, lots, materials, contract negotiation, and time management.
  • Exceptional communication skills, with the ability to effectively communicate complex information to a variety of stakeholders.
  • Strong negotiation skills, with the ability to negotiate contracts and agreements to the benefit of the company.
  • Excellent time management skills, with the ability to manage multiple projects and deadlines simultaneously.
  • Strong attention to detail, with the ability to ensure that all work is carried out to the highest quality standards.
  • A strong commitment to safety, with the ability to ensure that all work is carried out in a safe and responsible manner.
  • A degree in construction management or a related field is preferred.
